Kampong Kolab is not liable for data loss, security breaches, or interruptions in connectivity. Members are responsible for securing their own devices and data.
Printing
Printing services are available on request at the front desk and are chargeable at published rates.
Kampong Kolab is not responsible for confidentiality of materials printed by members.
Pantry
The pantry is free for members’ use. Members are expected to keep the space clean, hygienic, and respectful of others.
The coffee machine, microwave and fridge are for communal use. Food and beverages stored in communal areas are left at the member’s own risk. Coffee pods are sold at reception.
Events
Kampong Kolab reserves the right to limit capacity or require pre-registration for certain events.
Lockers
Dedicated lockers are chargeable monthly basis. Items left in the lockers are the responsibilities of the person renting the locker.
Kampong Kolab will not be liable for loss or damage of any items left in the lockers.
Lockers with unpaid rental or uncollected items after the expiry of the paid period will be considered abandoned.
Kampong Kolab reserves the right to forcibly open the locker and remove any contents after 3 days of non-payment.
Removed items may be disposed of or donated at Kampong Kolab’s discretion, and Kampong Kolab will not be liable for any loss or damage resulting from such disposal.
Door Access & Security
Door access is controlled by the Kisi system. Members must use their personal credentials to check in and check out.
Tailgating (entering without proper check-in or following another member in) is strictly prohibited.
Any violation of access protocols may result in suspension or termination of membership.
Kampong Kolab reserves the right to monitor access logs for security and operational purposes.
Members Booking Spaces
Members may invite guests into the premises subject to a maximum number of guests depending on space booking.
Podcast (4 pax) room : Max 4 guests per booking
Zoom room : Max 2 guests per booking
Event space : Max 22 guests per booking
Members are responsible for their guests’ conduct and compliance with house rules.
Guests may not access member-only services unless approved by management.
Non-Members Booking Spaces
Non-members may invite other persons into the premises subject to a maximum number of persons depending on space booking.
Podcast (4 pax) room : Max 4 persons per booking (Including the person booking)
Zoom room : Max 2 persons per booking (Including the person booking)
Event space : Max 22 persons per booking (Including the person booking)
Data & Privacy Policy
Kampong Kolab may collect limited personal data for membership administration, door access system, billing, and security purposes, in accordance with Singapore’s Personal Data Protection Act (PDPA).
CCTV monitoring is in place within the premises for safety and security.
Kampong Kolab will not sell or disclose members’ personal data to third parties without consent, except where required by law.
Members are responsible for protecting their personal and business data while using the facilities. Kampong Kolab does not guarantee data security over shared networks.
Booking Terms & Conditions
Hot Desks
Booking Requirement
Members may pre-book hot desks at least one (1) day in advance to guarantee availability.
Walk-in use without booking is permitted if seats are available but all users who have not pre-booked a seat will have to give priority to those who have pre-booked a seat.
Seat Priority
If a user is occupying a hot desk that has been pre-booked by another user, the user should vacate the seat promptly upon request.
Usage Conduct
Hot desks are shared resources; leaving personal belongings unattended for extended periods is discouraged and users do so at their own risk of loss or damage.
Kampong Kolab reserves the right to clear items left unattended beyond a reasonable time. Such items will be kept in a Lost and Found locker for a month before disposal.
Podcast Room & Zoom Rooms
Booking Requirement
Members and non-members must book at least one (1) day in advance.
Bookings are subject to availability and confirmed upon payment.
Facilities Provided
The rooms come equipped with professional-grade recording and conferencing gear which are available upon requests. Some equipment beyond the standard set provided may be chargeable. This includes microphones, cameras, headsets, mixers, monitors, and accessories as listed by Kampong Kolab.
Zoom Room : Webcam, mics and monitor available upon request.
Users are required to bring their own laptops with [software preinstalled]. Staff will be on site between 9 am to 9 pm to onboard users only for their first set up. After the first session, users are expected to know how to use the standard equipment.
Set-Up & Handover
All set-up and clearing activities must be completed within the allocated booking time. Extension of time is subject to approval and may incur additional charges.
Condition of Use
Equipment must be handled with care and used according to staff instructions.
Unauthorized reconfiguration or tampering is prohibited.
Technical assistance outside standard checks may be subject to additional charges.
Check-Out Inspection
Kampong Kolab staff may inspect facilities and equipment before and after use. Video camera logs will be also used to inspect and check on the rooms and equipment after each user. Any damage, loss, or misuse may result in recovery of costs from the relevant user. This may be depending on the equipment or the damage not limited only to the forfeiture of the security deposit.
Cancellation & No-Shows
Cancellations made at least 24 hours before booking: full refund or credit.
Cancellations made less than 24 hours before booking: 50% charge.
No-shows or late arrivals beyond 30 minutes without notice: full charge, with no refund.
Conference & Event Room
Booking Requirement
Members and non-members must book at least three (3) days in advance.
Bookings are subject to availability and confirmed upon payment.
Facilities Provided
The room is equipped with a TV display screen, AV connections and whiteboard.
Teleconferencing gear is available upon request.
If the room is found to be dirty or any equipment is found to be damaged after use, Kampong Kolab at its discretion, may charge the cost of cleaning and/or repair to the user which may not be only limited to the security deposit.
Engagement of external F&B or catering services is permitted, subject to a fixed cleaning surcharge.
Set-Up & Handover

Fees & Billing
Price Breakdown
Membership fees, room bookings, and event space charges are set out in the published rate schedule which may change from time to time.
Payments must be made via credit card, debit card, bank transfer, or other approved methods.
Non-members must make full payment prior to the confirmed booking.
Members will be billed monthly in advance.
Late Fees, Damages & Deposit
Overdue invoices will incur late fees at 1% per day.
Kampong Kolab may suspend services until outstanding balances are cleared.
All users are responsible for any loss or damage to the space, furniture, or equipment during their use.
A refundable deposit may be required for certain bookings (e.g., event space), subject to deductions for damages or unpaid charges.
For active members, the management reserves the right to charge for any damage or loss directly to the member’s account. Such charges may appear on the next invoice or may be invoiced immediately, depending on the situation.
Non-members or one-time users are required to pay a security deposit prior to use. The deposit will be refunded within 3 working days following a satisfactory handover inspection. Any damages or missing items will be deducted from this deposit.
By using the space, all users agree to these terms and acknowledge that the management may enforce charges as outlined above.
Code of Conduct
Members and guests should treat all persons, facilities, and equipment with respect.
Prohibited Acts include but are not limited to: harassment, discrimination, solicitation of other members without consent, excessive noise, or illegal activities.
Shared resources (hot desks, kitchens, lockers, etc.) must be used considerately. Members are expected to clean up after themselves.
Content created within Kampong Kolab’s premises must comply with the laws of Singapore and the regulations of the Infocomm Media Development Authority (IMDA). This includes, but is not limited to, restrictions on prohibited broadcasts, offensive or obscene content, defamation, hate speech, or material that infringes intellectual property rights.
Kampong Kolab reserves the right to remove or suspend any member or guest who breaches this Code of Conduct.
Termination Clause
Members shall provide written notice of termination no less than seven (7) days prior to the commencement of the next billing cycle. Failure to do so shall result in the renewal of the membership for the subsequent billing period, and fees for that period shall remain payable in full.
Kampong Kolab reserves the right to terminate a membership immediately for:
Non-payment of fees after due notice;
Breach of the Terms & Conditions or Code of Conduct;
Conduct deemed harmful or disruptive to other members or the premises.
Upon termination, all outstanding fees must be settled, and access credentials must be returned.
Any items left behind after termination will be treated as abandoned and disposed of at Kampong Kolab’s discretion.
Waiver of Liability & Insurance
Members acknowledge that Kampong Kolab provides workspace and facilities as a service, not as a lease or tenancy. Kampong Kolab provides access to workspace and facilities but does not assume responsibility for members’ personal property, data, or business activities.
Members are responsible for any damages caused by themselves, their guests, or their contractors.
Members agree to indemnify and hold Kampong Kolab harmless from claims, damages, or losses arising from their use of the premises.
While Kampong Kolab maintains public liability insurance for the building, this insurance does not cover members’ personal property, equipment, or business operations.Members are strongly encouraged to obtain their own insurance coverage (e.g., public liability, equipment, or business interruption insurance).
Governing Law & Dispute Resolution
These Terms & Conditions shall be governed by and construed in accordance with the laws of Singapore.
Any dispute arising out of or in connection with membership or use of Kampong Kolab facilities shall first be addressed through good-faith negotiations.
If unresolved, disputes may be referred to mediation or arbitration in Singapore, in accordance with the rules of the Singapore International Arbitration Centre (SIAC).
Changes & Updates
Kampong Kolab reserves the right to update or amend these Terms & Conditions, pricing, or services at any time at its discretion and without notice.
Members will be notified of material changes via email or through the official booking system.
Continued use of the facilities after such notification will constitute acceptance of the updated Terms & Conditions.
